Epoxy is the most widely used floor coatings for garage floors. It’s cheap, everyone uses it, from contractors, handy men and the “DIY-selfers”. Home Depot, Lowes and paint stores carries all types of epoxy paint. But there are some real downsides.

Epoxy is really thick; many times, won’t penetrate into floor cracks and crevices- it could lead to adhesion issues down the road. Epoxy floors usually don’t last very long without flaking or “popping-up” from the concrete. Epoxy is NOT UV resistance so can yellow overtime and can delaminate. I guess the worst part it takes forever to cure and it smells!!

Polyaspartic and Polyurea have very short cure times, polyurea dries within in “minutes”, (not that quick but in Arizona it’s not a good match). Polyurea dries so fast that it leaves no time to adhere properly or fix any installation issues. Both Polyaspartic and Polyurea are not for the “DIY-selfers”.
